Ledlanet Lodge is a lovely detached self catering cottage situated at the entrance to a working farm near Kinross in Perthshire. Ledlanet is a 650 ha estate specializing in highland cattle, there are also horses, goats and a wonderful selection of wildlife to be found from red squirrels to red deer. This is an original gate house property built around 1900 and is situated behind the grand stone gate pillars, with a rhododendron lined driveway behind leading up to Ledlanet House. The accommodation comprises of two doubles and a twin bedroom, wet room on the ground floor and a main bathroom on the first floor. The lounge has a lovely open fire and a selection of seating. The newly refurbished kitchen is well equipped and includes a dining area. The cottage sits on sloping ground and it has an open outlook over surrounding countryside. There is a fully enclosed garden with a stream running through the middle and off road parking. The Estate is a mixture of farmland, woodland policies and a private loch. Views are stunning all around, up into the hills or over the Vale of Kinross to Loch Leven. Guests can walk around the farm and in the surrounding hills; they can fish in the loch, have picnics or barbeques, go cycling, perhaps even get to help on the farm or just relax.

Ledlanet is in the heart of Perth and Kinross where hill walking, fishing, shooting and a variety of water sports are only a small sample of the many leisure activities on offer. Kinross is only 4.5 miles away; it has good leisure facilities and a large supermarket, as well as a lovely selection of local shops. Kinross sits next to Loch Leven where there are great opportunities for bird watching or take the ferry over to explore Castle Island where Mary Queen of Scots was imprisoned in 1567. There is a local gliding club nearby and helicopter rides are also available. The spectacular Fife Coastal Route, where many picturesque fishing villages and stunning scenery can be explored, is easily accessible and golfing enthusiasts will enjoy the several prestigious courses, including Gleneagles and St Andrews, close by. Perth offers visitors ample attractions, including many fine restaurants, a large concert hall plus several historical sites of interest such as Scone Palace and Perth races only 22 miles away - and Scotland's capital city of Edinburgh, with its magnificent castle, museums, art galleries and renowned festival is only 45 minutes by road or train.
